Rose Bay is abuzz after yet another big waterfront sale, this time for $34m. And the price is nearly three times what the owner bought it for.

Property developer Paul Smith and his wife Hilarie bought their four-bedroom, five-bathroom residence with four-car garage at 20A Tivoli Ave for $12m in 2010.

The talk in property circles this week is that it’s now sold for $34m via Double Bay agent Paul Rich, with no improvements having been made.

When contacted, Rich said: “I’m not at liberty to disclose any details, based on confidentiality agreements”, though reliable sources said the information was spot on.

The deal follows the sale of veteran stockbroker Brent Potts’s waterfront, Villa Florida, at 12 Tivoli Ave, last week after more than a year on the market.

That seven-bedroom, nine-bathroom Michael Sartor-designed residence with pool and iconic views was on a 1290 sqm block.

That property had a $45m price guide, but Monika Tu of BlackDiamondz is refusing to discuss the sale price. Sources speculated it had sold in the $40m to $45m price range.

If it had exceeded $45m, it would have been the most expensive house price for the year in Sydney and Australia, beating Rosemont in Woollahra that sold for $45m the week before.

That purchase was made by an “international buyer” residing in Sydney.

No word yet on the new owner of the Smith residence at 20A Tivoli, which is on a 720 sqm block.

It’s one of two residences redeveloped together in 2008.
