Sustainable townhomes by Beulah are set to be built by 2026 in Brunswick.


The developer planning Australia’s tallest tower in city-side suburb Southbank is going for a more down-to-earth vibe at a new Brunswick townhouse project.

The 23 double-storey townhouse development by Beulah in Melbourne’s inner-north has a focus on facilitating “circular” sustainable living.

Designed by Six Degrees architects, Brunswick Established at 17-23 Hodgson St, Brunswick has 23 two-storey townhomes that will be built with a goal of minimising waste and pollution through its design, keeping products and materials in use and regenerating natural systems.

Plans call for up to 80 per cent of the existing bricks at the site to be recycled and repurposed for paving while reclaimed timber will be used to create pergolas.

Renewable sources will be powering construction and each home will be gas and fossil fuel free thanks to solar panels, rainwater harvesting and EV charging.

Residents will also have access to an edible vegetable garden and composting facilities.

Beulah executive director Adelene Teh said they were creating a “closed loop” in their development process so that they could minimise their use of any resources that would add to landfill.

“While sustainability is the end goal, circularity serves as a crucial step towards achieving it by undertaking practices such as reuse, repurposing, recycling, and remanufacturing,” Ms Teh said.

As seen with other projects, she said purchasers had become more conscious of the type of development they bought into.

“They want to minimise the impact they leave on the earth,” she said.

“We as developers feel like we have the responsibility and opportunity to help with that.”

Ms Teh added that it was “particularly challenging” to work with existing heritage buildings to transform them into sustainable homes that met relevant standards.

“However, we believe in investing in thorough research and working closely with the best consultant team to create something unique,” she said.

“(This is) a really unique offering for potential residents; and it’s quite limited.

“We expect that this will be quite well received.”

Six Degrees director Peter Malatt said they had drawn inspiration from the rich history of the site, once one of Brunswick’s earliest clothing factories in the 1920s, to integrate old and new.

“Brunswick Established is an exemplar of heritage, community and environmental sustainability,” Mr Malatt said.

Beulah intends to finish building the townhomes by the first quarter of 2026 with a display home opening to the public this April.

The firm are also behind the STH BNK development slated for a prominent corner in Southbank and expected to stand 365m or 102-storeys tall and become Australia’s tallest skyscraper.
