Selling agent Sylvia Jemson-Ledger, of Elders Real Estate, said its tranquillity was its most attractive feature – it’s what captivated its owners five years ago and househunters now.

“What attracted the owners to it was the serenity of the country, the big gums, the wildlife, just being out in nature,” she said.

“They needed something special.

“As soon as it went on the market I had so many calls on it – 30 groups came out last Sunday too.

“Everybody that’s been looking at it wants the sustainability, and they want that real country feeling with the privacy.”

Ms Jemson-Ledger said a combination of city dwellers looking for a change and locals were showing interest in the home so far.

The bright home spans two levels, with an open kitchen, dining and living area, a bedroom, a bathroom and a laundry on the ground floor, while there’s a loft bedroom upstairs.

There is also a separate studio that has a bathroom, a kitchenette and a living area, as well as storage space and a toilet on the outside.

Both are powered by about 10kW of solar power – 6.6kW to the main house and 3.5kW to the studio with battery backup and a generator – so are off-grid and they have 135,000L of rainwater.

The sprawling 19.2ha property doesn’t just include the blue barn and its studio though.

There are eight large and fenced paddocks, three pony paddocks, two stable paddocks, three stables, a large carport for a horse float, a billabong, spring-fed rockpools along the riverbed, vegetable gardens and a chicken yard.

Ms Sylvia Jemson-Ledger said the billabong had a rich history as an old meeting place for Indigenous Australians who inhabited the land.

“There are some beautiful rock workings down by the river,” she said.

According to property records, the home last sold in August 2018 for $518,000.
