LISTENING to the agent of this West Moonah fixer-upper talk about its lightning fast sale campaign, it’d be easy to mistake it for a boom time tale.
For Tony Bacic from Roberts Real Estate, it was certainly one that ranked outside of the norm.
Mr Bacic said the opportunity to make a mark on an art deco classic was highly appealing to a broad range of potential buyers for No.48 Corinda Grove.
“It was on the market for just six days,” he said.
“We launched on Wednesday, and had 13 private inspections. Then we had 42 groups through the open house at the weekend.
“You know an art deco home will always be popular, but I was flabbergasted by just how many inquiries it attracted.”
With such a flurry of activity, it was little surprise to see multiple offers submitted by those wanting to snap it up.
“I received nine competing offers on it,” he said.
“There was a lot of inquiry on this one, and it was a really good result for my vendor and the home’s new owner.”
Mr Bacic said although No.48 was run down, homes built in this architectural style are always popular.
“It does need a lot of money spent on it,” he said.
“A realistic price point goes a long way, and this one was “Offers over $549,000”. Ultimately it was bought by locals.”
The home’s sale price is currently not disclosed.
No.48 attracted inquiries from all over Australia. Over the past week it was Tasmania’s No.1 most-viewed home on realestate.com.au and Mr Bacic said he had received offers from interstate parties.
“There were first-time buyers, renovators, people who were looking for a second home; it was really broad. And I would say 95 per cent of people that inquired were genuine buyers.”
The house is set on the top side of the road with commanding views.
This 1960s double brick gem has three upstairs bedrooms, including the master situated at the front.
Downstairs, there is another kitchen, dining, bathroom, living space, and a garage with storage.
Mr Bacic said properties over $900,000 up to $1.5m had slowed a bit, but in the lower price ranges it can be “quite competitive” to secure a sale.
