Townsville homebuyers will be able to lock down a block in the region’s newest housing estate from today with the launch of the Somers and Hervey stage one land release in Rasmussen.

The Buttonwood release features 20 lots ranging from 375 sqm to 748 sqm and priced from $162,000.

The blocks are the first being sold in the Somers and Hervey estate and the project, by national developer Urbex, is one of the region’s largest residential-zoned developments.

Urbex general manager, Peter Sherrie said Somers and Hervey would deliver 850 home sites within the next 15 years and was expected to grow into a vibrant lifestyle hub for approximately 2,000 residents.

The $136 million development sits off South Beck Rd, between Mount Stuart and The Pinnacles, with easy access to the Ring Road and established amenities and facilities in the local area.

Mr Sherrie said Urbex acquired the 80.27ha site in mid-2022 in a strategic move to help alleviate demand created by Townsville’s growing population and interest from investors.

Urbex’s project director, David Argent said Somers and Hervey would offer a diverse standard of living with opportunities for new homebuyers and investors.

“We are well-versed in delivering diverse communities to North Queensland, and with our eighth community underway and title expected for June this year, Townsville residents can expect an elevated contemporary living experience at Somers and Hervey,” he said.

Urbex Realty general manager, Craig Covacich said with Townsville marked as a key growth area in Queensland, Urbex was strategically positioned to deliver more than 1000 home sites across their two master planned communities, in Bohle Plains and Upper Ross, by 2040.

“Recently we have seen a boost in demand and increased buyer confidence for new home builds, with six sales in seven days at our Bohle Plains development, The Reserve,” Mr Covacich said.

The Buttonwood release is in the Dotswood precinct of the Somers and Hervey estate and will be bordered by open space, landscaped streets, walking and bike trails, and playgrounds.
