Lower north shore houses walk out the door for big prices

Two super fast secret sales north of $10 million each have topped off another cracker week in the Mosman real estate market.

Both didn’t even make it to the open market, selling within days of listing.

First cab off the rank was a Luigi Roselli-enhanced six-bedroom home at 5 Ruby St, Mosman, which has been held by the same owner for 25 years.

Claudia Portale, of McGrath Mosman, was appointed to sell the home in one of Mosman’s most sought-after streets, which has stunning Harbour Bridge and city skyline views.

“There are not too many properties in the street so they when they come up for sale they are very popular,” she said.

Ms Portale would not reveal anything about the sale other than to confirm it sold very quickly, before the official marketing campaign could start.

However industry sources have revealed that the home sold for around $10 million.

It’s the second sale in Ruby St for Ms Portale this year. She sold No. 6 in April, reportedly for about $11 million. The sale is yet to settle.

The second big sale last week happened so quickly that the agent did not even have time to have the property photographed.

Bo Zhang, of Atlas by LJ Hooker Lower North Shore, sold 2 Delecta Ave, Mosman, after just one inspection. He was not making any comment about the sale of the three-bedroom home, which is believed to have sold for more than $11 million.

MEDUSA MAGIC

An untouched but much-loved north-facing Californian bungalow on a prime 1163sqm in Beauty Point also sold quickly last week.

No. 36 Medusa St, Mosman came to market for the first time in more than 55 years, and was due to go to auction this week with Geoff Smith, of the Ray White Lower North Shore Group.

It came to market with a guide of $4 million, which was quickly raised to $4.5 million due to the level of buyer interest, Mr Smith said.

After 13 days and 66 private inspections under Covid lockdown conditions, the house sold.

The price has not been disclosed, but is believed to be more than $5.3 million.

While Mr Smith wouldn’t comment on the price, he did say he had been inundated with buyers of all types, including owner-occupiers, developers and investors.

“A block that size rarely comes up, and stock in general is still so tight,” he said.

The sale is the first for Medusa St this year. The street sales record is $7.65 million, set for No. 29 last year.
